The first step in the design process is understanding the client’s project needs and parameters. We conduct a preliminary meeting with our clients to determine the scope of the project which then allows us to provide the client with a detailed program, analysis of site constraints, and a design budget. Other pre-design items that a project may require are a Variance or a Certificate of Appropriateness application.

With the project scope set, we put pen to paper. We spend time sketching and modeling various solutions to then present the best options to the client. We strive to have this be a collaborative process with the client, preferring to meet in person so we can workshop ideas together in real time. This initial set of drawings include:
Site plan
Conceptual floor plans
Exterior 3D views

For projects utilizing traditional construction methods that do not need full service architectural drawings, we offer a lower cost document set that meets the minimum requirements for a building permit application in your jurisdiction. These documents typically include:
General Notes and Code Review
Foundation Plan
Floor Plans
Roof Plan
Reflected Ceiling Plans
Exterior Elevations
We also coordinate directly with our civil and structural engineering partners to provide a project specific site plan and structural drawings which most jurisdictions also require.

We also coordinate directly with our civil and structural engineering partners to provide a project specific site plan and structural drawings. Upon request, we will also coordinate with MEP engineers.

We offer several of our portfolio designs as ready-made permit document sets for purchase. Using a stock plan can significantly speed up your project timeline and reduce your design costs. All of our portfolio designs have been constructed at least once within Wake County or City of Raleigh jurisdictions.

Up to 800sf = $1,200
Residential Pricing:
Up to 2,999sf = $1,750
3,000 - 3,999sf = $2,000
4,000 - 4,999sf = $2,500
+ $180/hr for any alteration requests and the creation of site specific Permit Drawings
